Challenge:

A client for over 10 years, Menkes purchased three large office towers in Scarborough called The Consillium, where its major tenant was Telus. Shortly after the purchase, Telus vacated almost one-half of the real estate space and moved downtown, leaving Menkes with a major vacancy gap and loss of a major rental revenue stream. The large vacancy blocks needed to be marketed and filled on an urgent basis.

Inspiration:

Menkes wanted an extensive, high frequency promotional campaign to local brokers and potential tenant companies, and they wanted it to be hard-hitting, highly creative and arresting. Claremont created over 100 innovative direct marketing postcards. Each postcard communicated a redeeming fact, positive aspect or community amenity about the Scarborough neighborhood, the Consillium project, and about Menkes as a first class landlord and property manager. Claremont also offered broker incentives and arranged a large cocktail party and broker reception to kick off the campaign on site.

Result:

Over 650,000 sq ft of vacant space was leased within six months an unparalled achievement. Telus was convinced to relocate to another Menkes property downtown, so Menkes' revenue stream was actually enhanced due to the downtown rent premiums. Over 120 brokers attended the reception normally only 25-30 attend these functions.
